Repair or Replace? 7 Signs Your Window Screens Need Attention

Spot the warning signs, know when a simple re-screen will do, and pick the right mesh for kids, pets and desert sun.

Key takeaways

  • Arizona sun, dust and monsoon wind wear screens out faster than you'd expect.
  • If the frame is straight and solid, a re-screen with new mesh is often all you need.
  • Bent frames, broken corners and dragging sliding doors usually call for a new frame or door.
  • Choose your mesh for how you live: standard fiberglass, pet-resistant, or solar.

Why screens wear out faster here

Screens live outside year-round. In the Valley that means intense UV, summer heat, blowing dust, monsoon gusts, and the occasional pet or stray ball. Over time mesh gets brittle, the rubber spline that holds it in shrinks and pops loose, and frames get knocked out of square. The good news: most screen problems are easy to fix once you know what you're looking at.

7 signs your screens need attention

  1. Holes, tears or pet damage. Even a small tear lets in bugs and dust, and it grows quickly once the mesh starts to fray.
  2. Sagging or wavy mesh. Loose mesh usually means the spline has shrunk or slipped. It looks untidy and tears more easily.
  3. Spline popping out of the channel. If you can see the rubber cord pulling out at the corners, the mesh won't stay tight for long.
  4. Bent or warped frames. A frame that's out of square won't seal against the window, leaving gaps that let insects in.
  5. Cracked or missing corners. Corner keys get brittle in the sun. When they break, the frame loosens and can fall out of the window.
  6. A sliding screen door that sticks, drags or jumps the track. Worn rollers or a bent frame are the usual culprits. Fighting it every day is a sign it's time.
  7. Faded, chalky or brittle mesh. Sun-damaged mesh looks dull and cloudy, blocks your view, and can crumble when pressed.

Repair or replace: a quick rule of thumb

What you seeUsually the fix
Holes, sagging, loose spline, faded mesh, frame still straightRe-screen: new mesh and spline in the existing frame
Bent frame, broken corners, frame won't fit the windowNew custom frame built to your exact window size
Sliding screen door sticking or draggingNew rollers and an adjustment if the frame is sound; a new door if it's bent
Want heat control tooUpgrade to solar screen mesh while you're at it

A good screen company will tell you honestly when your existing frames can be reused. There's no reason to replace a solid frame just because the mesh is worn.

Choosing the right mesh

Screen mesh isn't one-size-fits-all. In general, the stronger the mesh, the less see-through it is, so the right choice depends on the opening and who uses it.1

MeshStrengthsTrade-offsBest for
Standard fiberglassAffordable, good visibility, the most common window screenLeast durable; tears more easilyMost windows
AluminumStays taut, easy to clean, more durable than fiberglassCan dent or crease if hitWindows, some doors
Pet-resistant (vinyl-coated polyester)Far stronger than fiberglass; one supplier rates it about 7x as strong; resists paws and clawsThicker, so a little less visibilitySliding screen doors, low windows, homes with pets
Solar screenBlocks heat and glare, adds daytime privacy, still keeps bugs outDarker; less see-through as protection increasesSunny west, east and south windows

Pets at home? Put pet-resistant mesh on the sliding screen door and any window your dog or cat can reach, and use standard or solar mesh everywhere else. You get durability where it matters without darkening the whole house.

Maintenance tips that add years

  • Rinse screens gently with a hose and a soft brush a few times a year to clear dust. Skip the pressure washer.
  • Keep sliding screen door tracks clean so the rollers don't grind.
  • Remove and store screens carefully if you're painting or doing exterior work.
  • Fix small tears early, before they spread.
